House Type
Depending on which region of Spain you are considering and which agent you are speaking to, you will quickly realize that what you might define as a bungalow, a villa or a duplex might not be the same thing for everybody. The following section will provide general guidance to the most commonly used term by Spanish people and agent to define the various types of properties available within the province of Murcia.
Chalet - Villa - Detached
This is what we would normally call a detached house or villa. It consists in a single dwelling building on an individual plot. These properties are standalone constructions which do not share any common wall with any other properties. The main building could be of one or more floors Although most Spanish will refer to a detached house when using the term “chalet” by itself, often they will specify the type as “Chalet Independiente” or “Chalet Individual”.

What Spanish people refer to when they speak of a bungalow is a property which internal distribution is all on the same floor. This is not consistent with what we would normally understand by “bungalow” given that some part of Spain will not only include detached single dwelling in that category, but also large apartments on any floor of a large apartment building or ground level self contained accommodation that is part of a multilevel building. Because of the confusion and lack of consistency in the understanding of the term, MiroDali Properties tend to avoid the use of this term in the classification of our properties.

Duplex & Triplex - Terraced Houses and Townhouses
In this coastal region of Spain , the term “Duplex” or "Triplex" normally refers to the number of floors accessible within the property. Most of the time they are sharing common dividing walls as in the case of Terraced House but some would also use the term for semi-detached 2 or 3 story houses or even detached houses of more than one floor. In all cases, each property benefits from its own private plot and direct access.

A paired property is a semi-detached house built on one or more level. Each house is attached to the other on one side and benefit from their own private plot and direct access.

Flats & Apartments
Also called apartment is normally a property that is part of a greater building of more than one floor. Although this definition tends to refer to larger building with a common main entrance, garage, parking, and garden it also includes 2 Floors detached houses with individual owners on each floor which may or may not share a common entrance, garden, etc….

Quad Houses or Villas
A quad house is a house attached on 2 consecutive or perpendicular sides to 2 other houses, each one with private and direct entrance via their front or side garden. When facing any of the four sides of the group, they appear to be semi-detached houses.

Because of the wide range of possible interpretation for the different terminology, it is strongly advisable when you speak to agents about your requirements that you describe what you are looking for in terms of attached, semi-detached, detached or apartment. Then if you prefer the distribution on one single floor, on ground level or with access to elevator in the case of apartment state it that way. The more accurately you describe your needs, the more efficient your viewing will be.
