Our After Sales Service


Because the difference between a happy client and a frustrated one is the quality of After Sales Service they each received!

In this statement resides the foundation of the MiroDali Properties philosophy and the basis for our mission, our business strategy and our daily decisions.

In this section you will find information about the service we offer to all our clients not only before completion on their property but most importantly after completion.

Before Completion

If you have not done so already review the section Purchase Process and pay special attention to the initial “To Do List” provided. At MiroDali Properties, we will work closely with you on every step to ensure everything goes as easy as possible and that you are comfortable with the entire process. This will include:

Before completion:

  • Full verbal translation of all Spanish documentation (Nota Simple, Contract, Escritura, report from Catastro, etc.)
  • Helping you finding the financial institution that is best for you (not most convenient for us…), and help you open a bank account with the services that you will require (bank cards, internet banking, check books, pre-authorized payments, etc…)
  • We will ask for and get the Nota simple from the Land Registry office (2 days)
  • We will ask for and get the report from the Catastro (could be up to 2 weeks in some exceptional cases)
  • We will help you prepare for your first meeting with your lawyer and fax him all the preliminary documentation directly, so he has a chance to study it before hand and be better prepared to explain and answer any specific questions you might have on the property.
  • We will help you “shop” for a Spanish mortgage with at least 3 financial institutions of your choice and help you gather the requested documentation for your mortgage application.
  • We will coordinate with the bank, the evaluator and the owner for the appraisal of the property if required.
  • We will guide you through the initial offer and prepare the private sales purchase contract for signing with the owners. (Of course your lawyer will be reviewing it in details before you sign and he will have completed deeper investigations as required!)
  • Once the contract is signed, we will fill in your application for a NIE number and go with you to the police station so you don't have to pay for a special power of attorney to get this done.
  • We will pick up your NIE number at the police station when ready and get your first set of bar code sticker from the local tax office.
  • We will prepare and forward all the documentation required by the Notary
  • We will calculate the provision of funds necessary for paying all the additional cost of purchase (transmission taxes, Notary fees, Registration fees, etc.)
  • If your lawyer will not undertake the payments of the necessary taxes and submission to the Land Registry office to register the property under your name, we will make arrangements with the Notary office for them to do so on your behalf.

On the day of completion and shortly after:

  • We will accompany you to the Notary office with your lawyer and the sellers.
  • Immediately after completion we will phone all utilities companies serving the property to change the ownership to your name and provide them with the information required for pre-authorized payments of your monthly bills.
  • Few days later , we will go to the Catastro office to request the change of ownership with the town hall.
  • We will personally go and pay the Plus Valía at the local Town Hall to ensure it gets paid (even if the seller agreed to pay it)

After Sales Service

Now that you have completed on the purchase of your new property in Spain , you are the proud owner of this little paradise, and you intend to just sit and relax… until…

  • You can't quite remember the explanations around cleaning the pool and when to put chlorine and how much... and the water is definitely starting to turn greenish…
  • Your new Spanish neighbour is trying to tell you something that sounds very important but you don't really understand what it is.
  • You have a small building project in mind that would just make you so much more happy with your purchase but you are leaving in few days and would not even know where to start for getting quotes
  • The local police stops you and you don't understand what they are saying
  • One of your guest is sick and you need to go to the pharmacy, the doctor or the hospital
  • Initially you did not think much of not having a phone line but you are now thinking it might be handy for high speed internet access
  • You have a voice message on your Spanish mobile but the menu is in Spanish and you can't get to it
  • You are moving and you need to register the children in the local school
  • You have decided to freshen up the bathroom and you need a plumber and an electrician
  • You forgot about house insurances
  • You would feel better while you are back home knowing you have an alarm system.
  • Your gas bottle is empty and you don't know where to get a new one

We could go on for ever about all these little things that separately and at home are no big deals, but in a foreign country when you don't speak the language and don't know where to go, they can become a major issue.

Free for 12 months within Murcia - Mar Menor area
We offer full support for all the above and more for the 12 months immediately following completion on your purchase and it is free of all charges during this first period.

Hours of Availability
The service is offered within the province of Murcia during regular MiroDali office hours only on a first come first serve basis subject to availability of the staff.

After Hours
After hours service is available for emergencies of a medical nature (hospital, pharmacy, etc.) and translation with the police (Guardia civil, local or national police). The first come first serve basis and subject to availability of the staff also applies.

Verbal Translation
Although MiroDali Properties will make every effort to translate as accurately as possible and keeping with the intent of the conversation, we are not qualified official translators. Therefore we strongly recommend you hire an independent translator for the signature of your title deed (if your lawyer is not translating) or for official translation in situation where you feel the utmost accuracy in translation is required.

As for interaction with police officers, please call at any time from anywhere in Spain if you feel we might be able to assist you over the phone. As long as we are physically able to answer the phone, we will consider that as a top priority. If you need to go to the police station to file a complaint we will go with you to translate and assist during the process.

Going to the Hospital, doctor, or pharmacy
We will go with you to the hospital and important doctor's appointments for translation. As for pharmacy, depending on the issue, we can either write down on paper what you need, phone them or go with you depending on the seriousness of the issue.

Quotes and small projects management
What ever work or addition you would like to undertake, we will be glad to contact up to 3 organizations on your behalf and get them to quote on the work. This includes:

  • Carpenter
  • Plumbers
  • Electricians
  • Satellite TV installation
  • Pool specialists
  • Builders and tile layers
  • Air conditioning
  • And a long list of etc.

Once you have decided in favour of one particular quote, we will manage the project for you from start to finish, contacting you if “unplanned situation arise” and keep you up to date on the progress of the work.

General calls to utilities companies
Telephone company, electrical company, water, alarm, etc., whichever the supplier of basic utility, for whatever the reason you need to communicate with them we will call for you. This includes ordering new service, modifying the existing service, questions about your bill, cancellation of service or just general enquiries.

Pets
If you have animals and need a visit to a good veterinary we will direct you to a very good one (we have quite a few animals ourselves). Any problems communicating with the veterinary while there, you can call us for verbal translation over the phone.

Standard wills
If you have not prepared a Spanish will with your lawyer, we can offer a “standard one” that was prepared by our lawyer for our clients and has been continuously updated by the Notary itself to keep current with the latest regulations. You are more than welcome to utilize one of those if a standard one is all you need.

Residency, Car registration, Technical inspection for cars, School registration, etc.
If you are moving to Spain permanently you will nee to apply for residency and this will in turn involve several other items that also need to change:

  • Registering the children to school
  • Registering your car in Spain , including technical inspection for the car, “empadronamiento”, etc…
  • Applying for medical care
  • Changing your bank accounts to resident accounts,
  • And some more items

We will assist you with all the documentation required and go with you when necessary.

Conclusion
The above is by no means the limit of the after sales support and services we offer to our clients. We just kept the list to the essential so you get a feel for what you should expect from us after you purchase.

The above After Sales service package is free of charges for the first year up to the anniversary date of Signature of your Title Deed at the Notary office. The service is provided to you personally and designed to assist you in your integration to the local culture during this critical period.

During this time, we strongly encourage you to learn the language as quickly as possible so you can become independent sooner and truly enjoy your experience of Spain .

 

After the initial 12 months period

For MiroDali clients wishing to continue with this level of support during subsequent years we offer a packaged service for 150 Euros per year, the price of which is being revised each year.

Alternatively we also offer an “A la carte” price list if you feel you are well on your way to autonomy!

Finally, because of demand from non-MiroDali clients, we have now introduced a detailed price list to serve and assist the general public.
